1. Rent
Payable monthly in advance on the first of the month, by Standing Order.
Reviewed after 12 months.
No sub letting allowed.
In the event of non payment all materials and equipment on site become the property of TC & MC Raw until the account is settled.
Back rent will be charged at 15% over base rate.
2. Insurance
Your own cover should be taken for all stock, plant and machinery.
3. Property Rented
ELECTRIC FENCE
No materials to be stacked against or within 1 metre of the Electric Fence.
PARKING
All parking is at owners risk. The landlord cannot be held responsible for any damage incurred.
Parking must be within your designated area and must not cause inconvenience to others.
SERVICES
No electricity or water supply is provided to the container. Any power tools used should be battery powered. Using extension leads from the main building is only allowed with the personal authority of The Landlord, who pays the service bills.
ALTERATIONS
No alterations can be made to the container without the landlords permission.
WASTE
You are responsible for the lawful removal of all waste and for keeping the area in a tidy condition. Please do not use other peoples skips without the prior permission.
DAMAGE
Any damage incurred by you or any visitor/contractor you bring to the premises, is your responsibility.
Repairs may be carried out without notice and charged to you.
NO SMOKING
Smoking is prohibited, by law, in buildings and containers.
ACCESS
The landlord hold right of access to all areas at all times.
4. Vacating a Unit & Termination
Either party must give one months notice to vacate the property.
When vacating a property all rubbish, tools and materials must be removed from the unit and the storage yard.
5. Security
WE HAVE GONE TO CONSIDERABLE LENGTHS, AT HIGH COST, TO IMPROVE SECURITY AT THE UNIT. IT IS THE TENANTS RESPONSIBILITY TO ENSURE ALL STAFF AND VISITORS UNDERSTAND AND FOLLOW THE CORRECT PROCEDURES FOR THE SECURITY SYSTEMS.
